General Purpose: Perform real-estate loan servicing document preparation, processing, and maintenance.
Perform quality control activities.
Perform all activities related to escrow accounts.
Essential Duties/Responsibilities Responsible for proper setup and maintenance of loan information on Episys and all follow-up paperwork including: Responsible for processing payments, distributions, allotments, automated payments, payment corrections, printing payment coupons and late notices.
Perform all activities related to the payoff of a mortgage loan, including calculating and providing payoff information to members and third parties, verifying the accuracy of funds received and processing payoff checks, completing satisfactions on paid in full loans, processing loan assumptions and requests for partial releases of property.
Maintain contact with members and their representatives throughout the servicing of the loan, assisting them with questions and complaints concerning all aspects of servicing functions, notifying them of information required related to the servicing of the loan, and providing information related to other services.
Document all interactions with members in the memos section of Episys.
Interpret taxing jurisdiction requirements and process payments from escrow accounts to ensure timely and accurate remittance of taxes.
Review hazard, flood, and private mortgage insurance coverage to determine its acceptability within investor and guarantor guidelines and federal law and process payments to ensure continued coverage.
Maintain contact with tax service providers, taxing authorities, hazard and flood insurance carriers, private mortgage insurance companies and other third parties related to processing escrow items.
Maintain real estate loan files according to procedure.
Monitor real estate loan and interim construction files to ensure proper documents are obtained.
Also responsible for disbursements and tracking of all construction loans.
Generate annual notices and ensure proper distribution to the member, including but not limited to 1098/1099 statements and Mortgage insurance notices.
Track unpaid tax and insurance items on non-escrowed loans and lapsed insurance coverage on all loans in order to follow up with the member, tax office or insurance carrier to ensure the account is brought into compliance.
Compile and interpret escrow activity data, complete the escrow analysis report for the member, and provide in-depth explanation of escrow analysis to members.
Responsible for the daily balancing of general ledger accounts with Episys data and creating month end reports on the last business day of the month.
Other Duties/Responsibilities Compile and analyze data and prepare investor accounting reports to insure compliance with secondary market investor guidelines including those of Fannie Mae, FHLMC, GNMA and private investor.
Maintain contact with secondary market investors in relation to servicing loans in their portfolios.
Calculate and process interest rate and payment changes on adjustable rate loans and prepare the proper notification to the members.
Ensure the confidentiality and security of member information.
Perform other duties as may be assigned by the Mortgage Operations Manager.
Job Knowledge Working knowledge of the credit union's products and services.
Working knowledge of organization's policies/procedures and credit union's service philosophy.
Working knowledge of credit union's computer systems.
Maintains a working knowledge of federal, state, county or city, investor, insurer and internal laws, policies and procedures with regard to mortgage loan servicing This includes tax jurisdiction due dates in all states, counties and cities where Black Hills Federal Credit Union has real estate loans; and Fannie Mae, FHLMC, VA, FHA and MI company selling and servicing requirements.
Working knowledge of safety and security program for false alarms, robberies, bomb threats and extortion.

Ability to work within precise standardized guidelines with some latitude to make decisions and take initiative to resolve problems or unique circumstances.
Job Qualifications (Education/Experience) Job requires a two year college level of language, math and reasoning skills.
Two years experience in a related field with equal responsibilities is acceptable.
Formal training should be supplemented with continuing education.

It is basically a desk assignment.
